Our Commitment to Baltimore

About BVRI & MCIC

The Baltimore Vacants Reinvestment Initiative (BVRI), led by the Maryland Community Investment Corporation (MCIC), is a $50M program launched by Governor Wes Moore to revitalize Baltimore neighborhoods. MCIC provides loans, technical assistance, and partnerships to help CDOs and CDCs tackle vacant properties and build community-driven projects.

Our Mission

The Baltimore Vacants Reinvestment Initiative is a chance to reimagine how neighborhoods grow. AGX Group — powered by CureX Asset Group — ensures community organizations gain not just resources but the systems, strategies, and partnerships that turn funding into lasting transformation.

Why Partner With Us?

Most CDOs and CDCs face the same barriers: securing capital, building capacity, and gaining visibility. AGX x CureX Asset Group bridges those gaps with investment and development expertise, capacity-building, modern systems, and community insight – helping partners revitalize neighborhoods with impact that is immediate and lasting.

What we do

1

Real Estate & Development Advisory

From feasibility studies to project management and architectural coordination, we guide CDOs and CDCs through the full development cycle — ensuring projects are financially viable, compliant, and community-driven.

2

Capital Strategy & Financial Modeling

We structure pro formas, financial projections, and capital stacks that unlock investment. With $150M+ in real estate finance experience, our team helps partners secure and manage grants, align funding sources, and build sustainable pipelines.

3

Capacity-Building & Training

We equip organizations with the skills, systems, and confidence to scale. Our workshops and technical assistance cover grant readiness, financial management, and organizational development — so CDOs/CDC teams build resilience for the long term.

4

Branding Strategy & Digital Systems

We lead brand strategy—research, positioning, messaging, and visual identity—and then operationalize it with right-sized digital systems. UX, websites, and light, impact-oriented dashboards come with accessibility, performance, and search visibility baked in. The result: a clear, credible presence that earns trust and funding with CDOs, CDCs, funders, and communities.

5

Community Engagement

We facilitate inclusive outreach, visioning sessions, and partnerships so projects reflect local voices and build community trust. Our approach includes stakeholder mapping, community asset assessments, and collaborative planning—using clear updates and simple feedback loops to support buy-in and more durable outcomes for Baltimore neighborhoods.

6

Market Research & Demand Studies

We deliver data-driven insights through demand assessments and market analysis — grounding development strategies in evidence and strengthening the case for funding and investment.

Why This Matters

Breaking Through Barriers

Community organizations are often held back by three critical barriers:

1

Performance Requirements

BVRI loans are performance-based, organizations must demonstrate progress and effective delivery to remain eligible for continued and additional funding.

2

Capacity Strain

Lean teams balancing compliance, reporting, and project coodination with limited resources.

3

Visibility & Trust

Sustaining funder confidence and community support requires clear communication and proof of impact.

We Bridge Those Gaps

AGX Group, powered by CureX Asset Group, bridges these gaps with a full bench of expertise: development advisory, capital strategy, capacity-building, branding and digital systems, community engagement, and market insight.

The result: CDOs and CDCs can act quickly, stay accountable, and build lasting organizational strength.
